One of England's oldest continuously inhabited settlements, Towcester (pronounced 'Toaster') sits on the ancient Roman road of Watling Street (now the A5) and has been a market town since 1214 when King John granted its market charter. With a population of around 10,000 and growing, it offers a genuinely self-contained lifestyle with excellent amenities — rare for a town of its size in Northamptonshire.

The Property Market

Towcester offers a broad mix of property types: Victorian and Edwardian terraces in the older town centre, 1970s–90s semis and detached homes on established estates, and newer four- and five-bedroom detached homes on popular developments such as Burcote Park and Belle Baulk. Property prices generally range from around £200,000 for a two-bedroom home up to £600,000+ for larger executive detached properties. The town has seen steady demand from families and London commuters alike.

Amenities & Local Services

The town centre on Watling Street features a good range of independent shops, cafés and restaurants. There is a monthly farmers' market, a Waitrose, and further supermarkets including Tesco and Aldi. The Bell Plantation garden centre just outside town is a local institution, with a café, vintage emporium and artisan concessions.

Transport Links

Towcester benefits from excellent road connectivity. Junction 15a of the M1 is around 5 miles north via the A43, which also links south to the M40 at Brackley. Milton Keynes (with fast trains to London Euston in around 35 minutes) is approximately 12 miles away. Northampton station (for London Euston) is around 8 miles north.

Schools

The town has strong schooling provision. Primary schools include Sponne CE Primary and Roman Way Primary. Sponne School is the local secondary and is highly rated by Ofsted. Several well-regarded independent options are within driving distance, including Stowe, Akeley Wood, and Northampton High School.

Lifestyle & Local Character

Towcester Racecourse hosts greyhound racing and events throughout the year. The world-famous Silverstone Circuit is just 3 miles away, hosting the British Grand Prix and Moto GP — a huge draw for motorsport enthusiasts. The historic St Laurence's Church, Bury Mount (a scheduled ancient monument), and the surrounding River Tove water meadows add further character.

Agent's Verdict:  Ideal for buyers wanting genuine town convenience in a historic, attractive setting, with outstanding road access and the full range of family amenities on the doorstep.
